Getting natural stone to bond reliably and stay looking great for years starts long before the first tile is laid. The Mapei UltraCare 5-Sides Sealer is a professional pre-installation treatment designed to protect natural stone on all vulnerable surfaces — the four cut edges and the reverse face — before it ever goes near an adhesive bed.

Formulated as a water-based penetrating sealer, it works by soaking into the body of the stone rather than sitting on top of it. This means you get meaningful protection against moisture ingress and everyday staining without any surface film, colour change, or sheen — the stone retains its completely natural appearance throughout.

Why treat all five sides?

When natural stone tiles are fixed using cement-based adhesives, moisture from the setting bed can be drawn into the edges and back of the tile before the adhesive has fully cured. This can trigger staining, efflorescence, or even affect the integrity of the bond over time. Treating all five sides before installation creates a barrier against this, while still allowing the stone to breathe — vapour can pass through, so trapped moisture isn't a problem either.

Compatible stones include: marble, granite, limestone, travertine, slate, and sandstone — essentially the full range of porous natural stones used in residential and commercial settings.

Application in brief: Apply evenly to clean, dry stone and allow 3–5 minutes for the sealer to absorb. Wipe away any excess with a clean cloth. Highly porous stones may need a second coat. Allow a minimum of 12 hours drying time before fixing with adhesive. A simple water-drop test after 3 hours will confirm whether the seal is complete.

Delivery fees are calculated based on the weight of your order and your delivery location. You can use the delivery fee calculator in your basket or on the checkout page to find the exact cost.


Delivery Area:

We currently only deliver to UK Mainland and the Highlands. We do not deliver to the Islands, Ireland, or Northern Ireland.


Next Working Day Delivery (Subject to Stock Availability):

Orders placed before 12:00 pm (noon) will be delivered the next working day, excluding weekends and holidays. This service starts from £6.50 (including VAT) and the final cost is based on the weight of your order and your delivery location. You can check the exact cost in your shopping cart or on the checkout page by entering your postcode.


Cut-off Time for Genesis Products (Non-Stocked): 11:00am


Economy Service (2-3 Working Days):

This service is only available for orders over 50kg. There is no additional charge for this service.


Sample Orders:

All sample orders are shipped for free via Royal Mail Tracked 48 or 24 service. Delivery typically takes 1-3 working days.


Delivery Methods:

Non-sample orders under 50kg will be dispatched via DPD or APC Overnight. Non-sample orders over 50kg (quarter, half, and full pallets) will be dispatched via Palletways or Kandrmason (curbside delivery only).

30-day return window

Returns accepted within 30 days of delivery. You also have a statutory 14-day cancellation right from the date of receipt.

Items must be unused & in original packaging

Returned goods must be uninstalled, unaltered and in the same condition as received.

Installed or cut items cannot be returned

Once tiles or materials have been cut, altered or installed, no return or refund is possible under any circumstances.

How to start a return

Contact us first at info@tileexperience.co.uk or call 0208 689 4187. Send the item back with your name and order number. Return shipping is the customer's responsibility.

Refund to original payment method

Processed within 3–5 working days of us receiving and approving your return.

Original delivery charges are not refunded. If no refund after 15 business days, contact us.

Damaged or incorrect items

Report within 48 hours of receipt. Email info@tileexperience.co.uk with your order number and photos of the damage. Confirmed replacements are sent next working day at no charge.

Non-stocked brands — restocking fee may apply

Returns for Genesis, Marmox and Bihui carry up to a 20% restocking fee. Schluter trims: 35% standard return, 15% if returning with a replacement order.

Cancellations

Cancel before dispatch for a full refund including delivery. Cancel after dispatch by rejecting the delivery — refund for goods only, not the delivery charge.

Important: Do not book a tiler or fitter until your order has arrived and been fully checked. Installed tiles cannot be returned.
